Project details presented by Mike McBride of Vicollo LLC.  Presented details on the interior and exterior renovations, intended uses, timeline, adjacent greenspace, and exterior materials.

 

Committee Questions, Comments, Concerns

  • Is the building on the propertyline?
  • Any plans for the basement?
  • What are the potential uses?  Office space, apartments, gallery space, restaurants
  • What is your plan for the greenspace?  No immediate plans as of yet, but if a new construction is pursued it will have parking in the rear and building will be at property line.
  • What are your plans for parking?  Intend to use street parking and potentially lease parking space from existing lot owners.
  • What was your inspiration for taking on this project?
  • Are the roof and windows in good condition? Yes, only normal maintenance needed.
  • What is your timeline?  Would like to get most of the work done by the summer with at least partial occupancy.
  • Do you have to rebuild the bay windows?
  • What are your thoughts on the cornice feature?  Seems to be a bit too heavy in the rendering at about 18", may reduce it to about 12".
  • Do you have any plans for exterior signage and how they will fit in with the design of the building?  Note quite there yet, but understands that it would need some review to get permitted.
  • What will happen to the mural on the western wall?  Likely will be sandblasted off.
  • Are there windows or features that will be re-introduced on the western facade?
  • What material is the western wall?  CMU that will be painted.
  • Do you own the single story storefronts along E. 156th St.
  • Will the north facade also be painted CMU?  Yes.
  • What will happen with the storefront windows, doors, bays, etc?  Intends to keep the portions of the storefront that still function.
  • Have you considered going through the storefront renovation program?  Would like to but have yet to get the support from senior leadership.
  • What color scheme would you pursue?  Likely they gold scheme with some aspects of the Gas Mask mural.
